The Virginia Housing Development Authority provides “zero down” home loans for both first time buyers, and buyers who haven’t owned a home in the past 3 years, and have a minimum 620 credit score. Many of our clients have purchased a home with just $500 down, and they brought as little as “$0 to $250 to the closing table.  And that is obviously a lot less costly than moving into a rental plus, you’ll own your own home!

To qualify using the VHDA FHA-Plus program in our area, buyers with 2 or less people in one household must earn less than $80,900 a year, and buyers with 3 or more people must earn less than $93,800 a year.  That means buyers just like you can buy a home with just $500 down, and you can keep your hard-earned money in the bank!  Obviously, the less monthly debt you have, the more you will qualify for.  So buyers who pay $300 or $400 a month in a car payment will obviously qualify for less than those who own their car or have a lower monthly payment.
